Master Plan
The community at Kinderlou Forest is equally divided into areas that are surrounded by a deciduous forest and southern pine forest. The double-gated community features 440 home sites and a Townhome community spanning over 1000 acres. This establishes room for golfers and residents to live and play in privacy.
Real Estate
Kinderlou Forest is divided into seven distinct phases. Individuals purchasing lots have 18 months from closing to begin construction of their home, and 12 months to complete construction. All home and building construction at Kinderlou Forest is required to comply with established covenants and guidelines.
A separate, internal double-gated community will also be located behind the club house. Several of the home sites in the double-gated area will have views of the golf course, but will be buffered from the course by green space.

Phase IA
Situated just inside of the main entrance, phase 1A is surrounded by a natural forest of tall pines and features some of the developments largest lots, for those who desire added privacy. The section has also preserved a cypress wetland area that is encompassed by the primary road. There are a total of 25 lots in phase 1A that provide easy access to the main entrance and the tennis and swimming facilities.

Phase IB
All 11 lots in phase 1B are currently sold out. This section is one of the few that has home sites near the golf course. Lots in this phase range from 1-1.5 acres and feature views of Bear Lake, the Kinderlou Forest Club House and holes number 10, 11 and 12.
Phase II
Phase II is currently sold out and is located under the canopy of tall southern yellow pines. Nearly all of this sections 46 lots feature a view of the golf course but are still well beyond the area of play. Phase II is completely enclosed by a road and green space buffer, creating long views of the course. The lots in this section average ½ an acre and the minimum square footage of homes is 2200 square feet.

Phase III
Phase III is a double-gated community behind the Kinderlou Forest Club House, providing easy access to golf and dining. There are 39 lots in this section and several home sites provide fantastic views of the course and clubhouse while maintaining their natural setting in a hardwood forests.

- Lot Prices: $50,000 - $95,000
Phase IV
Phase IV features 85 lots designated for "Garden Homes." These homes have smaller yard space and square footage and are a good fit for the homebuyer that seeks a low maintenance home. This section will offer gated access to a planned retail village as well as easy access to the swimming and tennis facilities. Section IV is at the highest elevation of the development encouraging summer afternoon breezes for outdoor pleasure.

Phase V
Phase V will feature 50 garden home lots that will become available in spring 2006. This section will mirror Phase IV offering low maintenance homes, gated access to a planned retail village and easy access to the swimming and tennis facilities.

Phase VI (Town Homes)
The town homes at Kinderlou Forest offer comfortable open floor plans with fantastic vistas of the outdoors including golf course, lake and nature views. Phase VIA will feature 25 two to four bedroom units ranging from 1850 – 2940 square feet with ground level balconies and two car garages.

Phase VII A
Phase VIIA features 61 lots averaging 1 acre in size. These lots will be released for sale in the spring of 2006. Located in a beautiful setting of an established pine forest, the home sites will mirror those of Phase III with several of the lots backing up to the ample green space buffer that borders the golf course and others backing up to wetland areas that will remain permanently undeveloped. This phase will also offer a walking and bike lane that will follow the road throughout the section.

Phase VII B
Phase VIIB will offer 85 lots averaging 1 acre in size, which will be released for sale in 2007. As with phase VIIA, these lots are located in a beautiful setting of an established pine forest. Several home sites in this section back up to wetland areas that will remain permanently undeveloped.
